If you’re looking at building a new home and doing some research, you’ve probably heard the term “modular” during your searches. And if you’re like most people, you might be wondering what that actually means.
Is it a temporary structure?
Is it a tiny home?
Is it the same as a kit home?
Is it lower quality than a traditional build?
The short answer is no — and let us explain why.
A modular home is simply a home that is built in “Modules” inside a factory, then delivered to your site and installed on a permanent foundation. Once the modular home is installed, it looks and feels just like a traditional home. There’s no visual difference from the street and it meets the same AS & NCC building codes and regulations as a traditionally built house.
The difference isn’t in how it looks. It’s in how it’s built.
Instead of every trade working one after another on your site, exposed to weather delays, scheduling issues and unexpected hold-ups, much of the construction happens in a controlled environment. That allows the process to be more streamlined, more predictable and, because of this, much faster.

Modular construction means you’re building smarter.
When your home is being constructed in our factory on the Sunshine Coast, experienced trades complete the framing, electrical, plumbing, insulation and interior elements with careful quality checks along the way. Because modular homes are built in a controlled environment and are scheduled to negate supply and contractor delays, it means that time slippage that normally happens during a traditional build is avoided.
While your home is at the end of the construction phase, we arrange for the footings to be dug and concrete piers installed before your home is delivered, so you don’t have to coordinate contractors. The entire schedule from construction to installation is planned carefully so when your home arrives, everything is ready.
When installation day comes, the modules arrive on your site and are craned into place. A typical installation takes between 5-7days, so there is minimal site disruption regarding dust, noise, angry neighbours and closed off roads. Your new home is then ready to hand over for you to co-ordinate the service connections with your trades, or we can coordinate the final connections for you – it’s your choice.
Once either the install only or turn-key option is complete, we then walk you through the home, note any possible defects that need to be made, sign the Handover documents and provide you with the keys to your beautiful new home. We encourage you to have adequate home insurance over your new home for protection against unforeseen events. We also provide you with an Owners Maintenance Manual as well as a builders 6 month defect liability and 6 years QBCC Home Warranty.
Modular Home vs Traditional Built
A lot of people naturally compare modular homes to traditional builds. And in truth, the finished result is very similar, both create a permanent, high-quality home. The real difference is the journey to get there. Traditional builds can sometimes stretch over many months or years, with trades arriving at different times and weather playing a big role in delays. Costs can shift along the way as unexpected things arise. With modular construction, much of that uncertainty is reduced because decisions, pricing, and planning happen earlier in the process. Our unique, structured approach gives you more clarity around timelines and budgets from the very beginning. We find this method provides peace of mind when building a new home as variations are minimal and low cost.
It’s not about one method being right for everyone. It’s about what suits your priorities.
